    You need to abandon HOA fees .. I’m Buying up in the next few months for Renting and will not buy any home with a HOA fee, I have lost all trust in them,
  • If I can afford $725K I’d definitely consider someplace with culture that’s not an hour away.
  • Wow! Florida is out of control. My dream of retiring in Florida is gone for now. Every new Yorker dreamt of one day buying a house in Florida because it was half the price of NY.... Haha, not no more.... I mean a decent house in NY is a mil now. I just don't understand who's spending this kind of money in Florida because I don't see Florida paying 100k salaries like NYC does.

    Don't want HOA fees? don't buy in upscale gated communities. If you want the amenities they have to be paid for. Want your home to gain value vice neighborhood decline? You need some sort of rule set. Be involved, run for the board, attend meetings - the owners can change the rules. Florida statutes are very strict on HOAs and board members. Educate yourselves. Or you can get an acre or 2 out in the sticks and put in a house. Be ready for septic system, well water and spotty internet. probably satellite .

    The house seems big but the 8' ceilings are something I haven't seen since 1970s homes. That's a glorified bathtub, not a pool. Nice that the homes are not piled on top of one another. I want the Florida farmland back

    A $9/month HOA fee screams “Assessments incoming!” to me. Thats way too low to maintain those amenities and roads.

  • If a house there seems too good to be true, it's because the real estate taxes and insurance are sky high. If you can find a home insurer. Many companies are no longer insuring homes in Florida due to the hurricane risk.

    Nice video, Josh. Your concept of not passing people on seems like a very wise move. I'm thinking this place is worth $350,000.00 to 425,000.00, and circa 2019 it would have been. The current taxes seem to reflect that TRUE value vs. the Bidenomics valuation. (Currently it does not show well. They need to get ALL of their stuff out.)

    Big turn off for me with HOA fees. I can get same in upstate ny with more acres for less price. Also, be able get home owners insurance. Down there it’s harder.
